OUR PROCESS

​At J-Lo Builder Development we like to plan ahead so you can trust the development of your new home to us. It will ease your mind by knowing we are following our pre-planned building process so we can avoid running into any snags or miscommunications after we have already started your project.

We want your project to run smoothly and be a pleasant experience for you. Below you'll find a brief outline of our process so you can know what to expect for the duration of your project.

Select your home and homesite
Home Site selection is one of the most important part of building a new home.

Find the right house plan for you. For most of us building a home is a once in a lifetime experience.

Obtain mortgage pre-approval
One of the best things you can do to help ensure that you have the best shot at getting the house of your dreams is to get a pre-approved mortgage. Go to your banker or mortgage company to see what it takes to get your home.  Ask us about your mortgage for a savings of up to $5000.00 toward closing cost.

Write a purchase agreement
When you’re in the process of buying a house you must have a purchase agreement. It is an official understanding between buyer and seller about the purchase price and or any negotiating points. This is usually taken care of by the person selling the home.

Personalize home with color/option selections
Picking out your colors & options for your new house is exciting. You can pick the colors or style that will best suit you and your family.

Ground breaking on your homesite
Ground breaking on your home site marks the start of construction of your new home. Its very exciting day,  you start to see your dream come true.

Framing starts
This stage is where carpenters are building the interior and exterior walls as well as the ceiling.  After that, the crew adds roof decking.. The home is wrapped with Typar Home Wrap to keep unwanted air and moisture out.  The exterior doors and windows are also installed at this stage, and the Parish/County will perform an inspection to make sure all construction work meets building code standards.

Construction progresses
Construction will go very quickly if the weather permits. There are many stages to building a home form laying the foundation to hanging the sheetrock. before you know it the floors will be finished and the mirrors hung. Then you are ready to close on your home.

Final mortgage confirmation and preparation for closing
Now it's time to finalize your mortgage & closing on your home. Contact your mortgage company to make sure everything is in order. You will have a closing cost that has to be paid at that time. Again, I remind you to ask us how you can save up to $5,000.00 on closing cost when looking to get a loan for your home.

J-Lo Builder Development inspection
During this stage, a item checklist of all the functioning systems in the home to make sure they are all operating at optimum performance.  Once they have completed their report, the J-LO BUILDER DEVELOPMENT, LLC does an inspection and corrects any items on list so that the home is ready when the buyer shows up for their walk through.

First walk-thru and final walk-thru
The home is now complete and this is the stage where the buyer is contacted to walk through the home with  J-LO BUILDER DEVELOPMENT, LLC .  During this New Homeowner's Orientation, J-Lo Builder Development will walk the buyer through the home explaining the many features, benefits, and overall operation of the functioning systems.  He will also address any questions or concerns at this time so the items to be fixed can be done prior to closing.

The intention of the Final Walk Through is to verify that any & all items found during the first walk through have been brought up to J-LO BUILDER DEVELOPMENT, LLC standards and corrected for the buyer.

Closing, move in and enjoy your new home
You will receive the keys at this point and this is the final step before our homebuyer gets to move into their brand new home!
